Townhouses
Joined homes laid out over several floors, each with its own entrance and outdoor space. House-style living for families who don't need a large plot to look after.
Project snapshot
Palm Springs is a houses-only neighbourhood in the making. Every home is a villa or townhouse, designed for buyers who would rather have their own street address, a private garden and a garage than a lift lobby. It sits on the mainland side of Palm Jebel Ali, inside one of the biggest growth stories on Dubai's coastline.
Pricing and specifications are early-stage figures. Floor plans, plot sizes and architectural styles will be confirmed in Nakheel's official sales release.
Nakheel drew the fronds of Palm Jumeirah onto the map, then went on to build the lakeside homes of Jumeirah Islands and the leafy family streets of Jumeirah Park. Palm Springs carries that experience in landed homes to a new frontier of the city.
Hessyan First is a district still being drawn, out on the city's southwestern rim where Jebel Ali meets the Dubai Waterfront coastline. Palm Springs takes a mainland position facing Palm Jebel Ali, with road links onto Sheikh Zayed Road, the artery that carries this corner of Dubai straight into the rest of the city.
No towers, no shared corridors: just townhouses and villas from three to five bedrooms. Room counts per layout, design styles and plot sizes will be revealed at launch.

Stand-alone homes with space on every side: more privacy, more garden and the upper end of the bedroom range, for buyers planning a long-term family base.
